Asset management is the discipline of actively overseeing your property, your operator, and your lender so that rent flows, obligations are met, and problems surface before they become losses. Custom Asset Management is a fee-based service line built to do that work for you — engaged asset by asset, only when you want it.
Optional & fee-based · One flat annual fee per asset · A 90-day no-cost window before fees begin
Rent tracked property-by-property. Late payments surfaced within days, not months. Property tax and insurance obligations calendared and confirmed. Loan covenants monitored, so you are never surprised by a lender.
One dedicated asset manager who knows your property, your operator, and your file. No handoffs, no dropped balls. A direct line for questions, escalations, and decisions.
Quarterly reports covering financial performance, operator status, market comparables, and forward outlook. Written in plain English, structured so you can share with your CPA or spouse without translation.
When something goes wrong — a tenant default, a lender dispute, a construction delay, an insurance claim — we bring the playbooks, the relationships, and the vendor network to move faster than you can alone. Time saved is money saved.
A single annual fee covers everything below: seven areas of oversight, from the day your loan closes through the day you refinance, exit, or exchange. Lifecycle events — refinance, sale, 1031 — are inside the engagement, not billed as surprises.
Every service is asset-specific and delivered on a defined cadence — monthly, quarterly, annual, or event-triggered.
Covenant monitoring — DSCR, debt yield, and financial covenants tracked with breach alerts. Tax & insurance verification that the tenant actually paid the county and the carrier. Borrower-side lender reporting, insurance-certificate tracking, and tax-bill verification.
Full lease abstraction of every key date and clause. Option-deadline alerts at 30, 60, and 90 days. Renewal and renegotiation advisory, CAM reconciliation review, tenant correspondence handled within defined bounds, and leasing-broker engagement and supervision when a space goes vacant.
Credit and ratings watch — earnings alerts, filing review, and sector stress signals applied to your tenant. Quarterly market surveillance, sales tracking where the lease requires it, and a bankruptcy watch that buys you weeks of warning before a default.
An annual on-site condition review with deferred-maintenance flags and a written report. Annual insurance review against current value, property-tax appeal coordination where the lease permits, and capital-reserve planning on longer holds.
Refinance and maturity tracking with 12/6/3-month alerts and scenario modeling. Annual hold / sell / refi analysis, cost-segregation referral and coordination, 1031 exchange coordination, exit and sale facilitation, and replacement-property sourcing.
A quarterly asset report, a director-level annual investment review, and a forward-looking performance model driven by the contractual rent escalations in your lease.
A centralized document vault — loan docs, lease, estoppels, COIs, tax bills — always current and always accessible. Portfolio roll-up reporting for investors holding three or more assets.
From day one you have a dedicated asset manager and a clear division of labor. We monitor, flag, prepare, and coordinate. You decide.
Kickoff call with your asset manager. Property file, operator relationships, lender contacts, and covenant calendar loaded. First rent-flow verification within the first 30 days.
Monthly rent monitoring. Quarterly investor report. Property-tax and insurance confirmations. Operator communications on your behalf where appropriate. Direct access to your asset manager for questions and escalations.
We work the issue and keep you informed. Legal escalation runs through your counsel with our operational support. You stay in control of decisions; we handle the execution.
A clear boundary is what makes the service trustworthy. Here is exactly where the work divides.

Tenant performance, lease milestones, covenant compliance, cap-rate and sector intelligence, risk flags, and recommended actions — in plain English.
Loan docs, lease, estoppels, SNDAs, insurance certificates, tax bills, and correspondence. Always current, always accessible to you.
NOI projections driven by your contractual escalations, refinance scenarios at lender milestones, and hold / refi / sell breakeven analysis.
Asset management is a separate, optional service line — not part of your closing. You decide whether and when to engage, and you have a real window to change your mind at no cost.
Custom Asset Management is optional and fee-based. It sits alongside your closing, never inside it. Nothing here changes your existing relationships or your standing as the owner.
The first 90 days after you sign the engagement letter are at no cost. The annual fee begins on day 91. You may terminate at any point during the window with no obligation.
Transparent flat-fee pricing per asset, with no hidden add-ons. Your fee is set at engagement and locked for the term. The full fee schedule is provided as an exhibit to your engagement letter. Where an asset is under active construction, a light-touch construction-oversight add-on is available.
Engage on one asset or several — each is scoped and priced on its own. However you start, your existing relationships continue exactly as they are.
